Overview

A joint venture between Ardmore Construction and Bellway Homes, this development was part of a larger regeneration project carried out by Enfield Borough Council. The finished project involved converting two existing office blocks into residential units and building 4 new floors on top. To the rear of the site, a new 9 storey residential block was built to provide a total of 191 residential units. All blocks used were formed using a mix of existing and new reinforced concrete frames with lightweight steel infill panels and insulated render or rainscreen cladding.


Added value

NHBC attendance and consultation at design team meetings meant a range of issues could be addressed to avoid any on-site delays. As an existing building built for commercial purpose, particularĀ attention was paid to Part B of the Building Regulations to ensure fire safety measures were acceptable. Upgrading the smoke ventilation, improving the location of the fire escape routes and ensuring travel distances met with the requirements enabled our client to resolve the issues before any work commenced and get it right on site first time.

Our bespoke inspection regime and joint inspections with the dedicated NHBC building inspector provided on-site support and guidance throughout the build programme, all whilst the existing retail units remained in occupation.
