Overview
The scope of this project was to extend the existing eight storey office building by adding two additional storeys as well as three small extensions to the side and rear of the building. The project also included extensive external and internal refurbishment works to provide contemporary new office space.
The design included complex smoke control systems to stairs and basement to ensure adequate means of escape and fire fighting provisions were met. The design meant maximum lettable spaces were achieved for the client.
Added value
NHBC Building Control has been heavily involved throughout the design, particularly assisting in the fire strategy. This included thorough consultation with the Local Fire Authority and the M+E consultant to ensure the fire safety systems met all statutory and design requirements.
The scheme involved working in the confines on an existing structure so presented challenges for Part L compliance and the client’s duties under the Equality Act. NHBC’s early involvement meant cost savings were made in the design, whilst the requirements of the Building Regulations were met.
