Easy access to Buildmark cover information

The Conveyancing Portal offers conveyancers fast and easy access to Buildmark cover information and all associated documents to complete the Buildmark due diligence and activation process.

Straightforward Buildmark activation

The Conveyancing Portal is:

Intuitive

It enables straightforward management of case allocations and features enhanced system user management tools.

Efficient

Data supplied to us from the builder will automatically upload to the Conveyancing Portal enabling you to simply validate client data rather than re-key builder-supplied plot information.

Fast

You will automatically be notified when a cover note is available, and endorsements will be visible prior to a certificate being produced.

How does it work?

STEP

1

Plot registration

When a plot is registered with NHBC, we send the builder/developer a policy number and activation code. The builder/developer can also access the Conveyancing Portal via their account, to obtain this information.

STEP

2

Policy numbers and activation codes

The data supplied to us from the builder/developer will automatically upload to the Conveyancing Portal. All you need is the client’s email address to access their case.

Alternatively, the builder/developer forwards the policy number and activation code to the plot purchaser’s conveyancer.

STEP

3

Access plot details

The purchaser’s conveyancer should login to the secure Conveyancing Portal account, and use the policy number and activation code to access plot details to confirm that cover is in place, before exchange of contracts (or missives in Scotland).

STEP

4

Exchange of contracts/missives

You can use the system to notify us when exchange of contracts/missives takes place. At the same time you can update the purchaser’s details, which will activate the deposit insurance protection (Section 1) available under the Buildmark policy.

STEP

5

Legal completion/date of entry

You should use the Conveyancing Portal again to notify us when legal completion/date of entry takes place, and activate the Buildmark policy on behalf of the buyer.

STEP

6

Insurance certificate available for download

NHBC will validate the completion information. Once approved, the insurance certificate and associated documents will be available to download and pass on to your client.

STEP

7

Home User Guide (HUG)

Once we have received the purchaser’s details we will send them an invitation to sign up to the NHBC Home User Guide (HUG). It’s important to remind your client that this is where they go to acknowledge their Buildmark policy.
