Register a new site
If you are registering a new site with us for warranty and insurance cover, please complete a Site Notification and Initial Notice (SNIN) form.

Submitting a SNIN
Please submit your SNIN form as far in advance of starting work on site as possible but at the latest:
Standard, non-hazardous sites: 4 weeks before start date
Hazardous or non-traditional sites: 8 weeks before start date
You can submit a SNIN form to NHBC, in the following ways:
Email: To SNINEnquiries@nhbc.co.uk
My NHBC Portal: From your organisation home page, select "Add new site" or by selecting "Upload organisation documents"
Post: To NHBC House, Davy Avenue, Knowlhill, Milton Keynes, Bucks, MK5 8FP.
What happens next?
Step 1 We’ll process your SNIN form and generate a site reference number
Step 2 We will ask you to complete a Product Plot Schedule about the plots you’d like to register for warranty
Step 3 We will register your plots and issue you with a formal quote for Buildmark cover
Step 4 Once you have paid for Buildmark cover, we will send you confirmation of your policy number(s)
Step 5 We will send you a link to our Conveyancer Portal, along with activation codes for each plot that you can pass on to your home buyers’ legal representative
Building Control
If you are applying for our Building Control Services, the listed items must be provided alongside your application, otherwise we cannot serve your initial notice to the Local Authority. Each document is a regulatory requirement, alongside the Site Location Plan.
-
Please include a detailed Site Location Plan with your application, showing the site within a red line boundary, and including at least two nearby street names where possible.
-
Please include a detailed Drainage Plan, clearly displaying both foul and surface water lines.
-
The document provided here details who will be providing the infrastructure for electronic communications (broadband) for your site. This must be sent alongside an accompanying plan showing electronic communications points to the site, or a statement from the provider explaining how this will be carried out.
-
The document provided here details the plots you will be carrying out on site, and the date each plot will be regarded as commenced. You can input plot ranges if they will start at the same time as other plots. Where possible, these need to be within three years of the expected acceptance date of your notice, as all initial notice’s submitted after 1st October 2023, now lapse after 3 years from the date that the Initial Notice was accepted or deemed accepted, meaning any plots that do not reach the point at which they are regarded as commenced, must be placed onto a new, separate initial notice.
