NHBC, the UK’s leading new homes warranty and insurance provider, has announced it will release the latest edition of its Technical Standards in January 2027. The NHBC Standards define the technical and performance requirements for the design and construction of new homes registered with NHBC and provide guidance on how these can be achieved.

Updated annually, NHBC’s Standards are rigorously reviewed to drive incremental improvement and raise build quality. They support builders and developers to deliver high-quality new homes, with the next edition delivering updates in multiple areas.

Changes to NHBC Standards for 2027

A new chapter has been added to the NHBC Standards for 2027: Chapter 3.4 Coastal Locations. This new chapter provides guidance on the appropriate specification of materials in aggressive coastal environments, helping to improve durability and performance where exposure to salt-laden air and other coastal conditions can accelerate deterioration.

Overall, only 5.6% of clauses introduce a new technical position. The majority of updates focus on improving clarity, usability and alignment with the latest British Standards. For example, in Chapter 6.4.16, Timber and concrete upper floors: Joists and openings, NHBC has reverted to the wording of the 2025 Standards based on customer feedback for clearer understanding.

Alexis Stickley, Standards and Technical Manager at NHBC commented, “NHBC’s purpose is to raise standards in house building by championing high-quality homes and protecting homeowners. As part of this commitment, we drive continuous improvement in the industry because we believe everyone deserves a quality home. The NHBC Standards are an intrinsic part of this mission, providing clear, consistent and practical warranty guidance to the sector.”

NHBC reviews technical content and updates the Standards and make sure they keep pace with the needs of the industry, the regulatory environment and anticipates changing consumer expectations. We consult with stakeholders from across the industry to ensure the Standards are always relevant and provide the required support for builders and developers to keep raising quality in home building.

This latest edition of the Standards will apply to every new home registered with NHBC where the foundations are begun on or after 1 January 2027.
