Building Control Inspection Evidence

Building Control Inspection Evidence (BCIE) is a record of the Building Control inspections undertaken by NHBC. It provides information about the work inspected and the observations made during the inspection for the purposes of assessing compliance with the Building Regulations.  

As part of our ongoing commitment to delivering a high-quality Building Control service, we are enhancing the way Building Control Inspection Evidence is recorded and presented. This provides a more comprehensive record of inspections and supports our regulatory requirements as well as providing greater transparency to customers and consumers. 

You may notice building inspectors capturing more information during Building Control inspections. 

In the short term, this may mean that inspections take a little longer while our building inspectors get used to the new processes. We would also advise customers to ensure that design details and other evidence of compliance are available for the building inspector to review if required. Inspection evidence will be available through My NHBC Portal. The approach used during inspections remains unchanged, as does the quality and effectiveness of the service you receive. 

BCIE can be viewed and downloaded through My NHBC Portal as part of the site record. You can access and download BCIE directly from the Conditions, RIs & BCIE section within each site. 

BCIE is available to authorised users of My NHBC Portal who have access to the relevant site records.  

No. BCIE complements existing inspection records and Reportable Items by providing additional visibility of the work inspected and the observations made during a Building Control inspection.

During the initial rollout of BCIE, inspections may take a little longer while Building Inspectors become familiar with the enhanced recording process. We expect any impact on inspection duration to reduce as the process becomes established.

No action is required. BCIE will automatically become available through My NHBC Portal following implementation of the changes.

Yes. BCIE can be downloaded from via the NHBC Portal and retained as part of our project site records.   

This will not affect warranty inspections or warranty- only homes.

Yes. BCIE supports greater transparency for homeowners by providing access to information about Building Control inspections. This information will be available either through their builder or by request to NHBC. 

No. BCIE is an enhancement to our existing Building Control service and will not result in any additional costs to our customers. We will now report on compliant work in addition to non-compliant work.

BCIE will apply to all inspections on Building Control projects. We will begin rolling out the BCIE process to our staff from 27 August 2026, with all building inspectors using the process by 7 September 2026 at the latest.
