I think the key changes that will help unlock more housing will be more consistency from the government and local governments in terms of planning policy.

House builders and developers need a consistent framework to deliver in and we're looking forward to removing as much of the friction as we can to allow us to build.

Market conditions are not straightforward at the moment. Build costs are high, the cost of borrowing is high and there are fears of increased build costs coming through because of the war in the Middle East.

As a consequence, we need to remove as much friction as possible from the system, otherwise we're going to get supply drying up. I think there's already good evidence, particularly in London, of supply stalling.

Well, I'm always excited about the sector because there are great innovators coming into it. Right now I'm running Battersea Power Station and I'm very excited about our ability to build outstanding residential products and also to sell them.

We're having very good sales success and we've got very good sales momentum at Battersea with our residential product. I think that's slightly bucking the market trend, but I'm delighted that we are bucking that trend.
