I think the key changes that could help unlock housing delivery over the next few years are really focused on deregulation instead of more regulation.

I think we need to make the process more streamlined for developers and investors. We need to encourage capital to come into the UK, not discourage it.

So, I think there's a lot of noise right now in the UK market around development and to attract global capital, we need to make it a lot simpler and cleaner for people to get things done.

Being on the ground and practically trying to make it work is very challenging. Viability is challenging. Planning is challenging.

There are so many things coming at us as developers and we're trying to deliver good-quality homes. Everyone wants to bring forward good-quality development and I think we just need to make the process simpler.

I think there's a lot to be excited about in the future of this sector.

My specific area is focused on attainable rental housing, mid-market build-to-rent. I think there is such an opportunity now if we're able to actually start building and deliver into a market that has such a significant supply constraint.

The demand is there, the thesis is there, we just need to start building.

I think the mid-market is an area where we need more scale. The median income in this country is £37,400 and we need to build more homes for the mid-market.

So, for me, that's a massive opportunity over the next five to ten years.
